Value for money is difficult to quantify, as it
means different things to different people depending upon
their specific circumstances. However, Benfield ATT realise that it has
a direct relationship to quality and performance. That is why
Benfield ATT's unique range of Garden & Leisure Lodges have been
designed to meet and exceed current building regulations, to
provide you with a building that you can use all year round
whatever the weather or use to which you have put the
building.
Pre Manufactured Standard Components
Benfield ATT purchase vast quantities of the highest quality
materials for use in our domestic and commercial structures.
Buying in bulk obviously helps to keep the cost of the raw
materials down, but this is only part of the story. It also
guarantees that only the best quality materials are selected
and used.
The old adage, "time is money" has never been truer
than in today's manufacturing industry. Indeed, the largest
cost element to most manufactured items lies in the labour
element and not the raw materials.
In designing a system which has
total flexibility of design whilst at the same time having
each of the components pre manufactured, Benfield ATT has focused on this
fact and changed this rule.
The beauty of pre
made components means that all aspects of our lodges can be
manufactured in "off peak" periods resulting in lower
manufacturing costs. This has provided Benfield ATT with the
opportunity to provide high quality at an unbeatable price,
thus offering true value for money.
Design
Flexibility
Benfield ATT's unique system offers almost limitless
design opportunities, leaving you the customer with the
maximum amount of choice for deciding upon, size, shape,
window and door locations, and whether you want the lodge for
summer only or for all year round usage.
Our lodges can be
upgraded using standard packages with known costs, or can be
extended easily and cost effectively in the future as your
needs change.
Ease of Erection and Future Upgrading
Our lodge system has been designed to be erected
swiftly and easily, utilising skills held by an average "do it
yourself" person with additional help required for carrying,
lifting and assembly.
The simplicity of the system permits
easy upgrading by extending or by adding the "internal
finishing pack" to change a building from occasional use to a
fully finished and insulated unit.
Distributor
Network
Although each of our lodges is easy to erect,
some degree of "builder's" work is still required, for items
such as foundations, drainage, plumbing, etc. Although, some
customers may wish to undertake these items for themselves, we
consider that many people would wish this work to be
undertaken by others.
For this reason Benfield ATT have a network of
distributors linked across the country. They can visit
your home or site and advise on design & planning, at the
same time as providing you with a complete cost for finishing
your lodge to the level at which you wish to take over.
Indeed, if required they will complete all aspects of supply
and erection, including landscaping, painting and decorating,
even down to laying the carpet!
Planning and
Building Regulation Approval
One or both of these may
or may not be required depending upon individual
circumstances. (For additional information on planning and

speak directly to your local lodge
distributor.)
SPECIFICATION
General
All timbers are fully treated with
Tanalith E (class 3) or Vacsol Aqua (code HVA1)
All fixings
are of the highest quality with special nails, galvanised
brackets, etc.
All structural members have been designed to
cope with the worst weather conditions, and highest loadings.
This permits the use of any type of roofing tile and the
ground floor structure has been designed to take "office"
loading so that there is no need to make structural
alterations when a change of use is required.
Our lodges can
be supplied in two levels of finish:
1. Structural pack only.
2. Structural pack complete with Internal finishing pack.
Specific
Main support posts and beams are
constructed from large section Glulams. Their "chunky" size
has been chosen for their aesthetics, but a spin off from this
is their massive inherent strength and durability.
Ground
floor joist frame has been designed to offer a fully rigid
floor with little deflection; this is accomplished by using
deep-sectioned timbers at close centres.
All designs are
based on a structural post and beam frame with non load bearing
infill panels. This system allows maximum design flexibility
as any of the external walling panels can easily be removed to
allow future extensions to be undertaken without major
structural alterations taking place. ·
All single storey
designs have exposed rafters and main beams reflecting the
style and purpose of the design.

Ground Floor

Impregnated
Large section Glulam posts and beams with unique "click fix"
instant jointing system for all primary structural components.

Primary and secondary floor beams and joists at close
centres for maximum strength and minimum deflection. · 22mm
tongue and grooved V313 grade flooring with glue and screw
fixings.

Rigid insulation spanning between floor joists.

Factory
Fabricated External Walling Panels

Pre
assembled panels manufactured with impregnated structural
grade timber studwork with external impregnated interlocking
timber cladding. (Choice of log lap or feather edged
boarding).

Rigid insulation factory fitted between studwork
VCL. (Optional Internal Finishing Pack). · 12.5mm moisture
resistant plasterboard and fixing screws for external wall
panels. (Optional Internal Finishing Pack).

Note! Plasterboard
has been designed to lay horizontally between main structural
columns to avoid the need for dry lining, as the main central
joint will benefit from having a timber dado rail cover strip.

Profiled timber skirting board and fixings. (Optional
Internal Finishing Pack).

Roof /
Ceilings and Gable Ends
-
Exposed treated structural
framing for all roof components. Main roof is sarked using
slatted timber boarding in traditional "barn style" manner.
This boarding is visible externally under the eaves and
overhangs, and will be visible internally if the optional
internal finishing pack is not installed.

Roof sarking board
is supplied with a breathable and fully waterproof membrane,
which is site fixed. Counter battens are then fixed vertically
at 600mm centres to hold the membrane in place and to support
the tiling battens.

All rafters are exposed on the eaves
line and have aesthetically profiled ends.

Gables have
factory machined impregnated timber barge boards.

Rigid
insulation site fitted between structural roof rafters.
(Optional Finishing Pack). · 500g vapour control layer (VCL)
with staples and staple gun. (Optional Finishing Pack).

Tongue and grooved pine boarding with fixings. (Optional

Windows and French Doors

Windows
and French doors are supplied in VAC VAC treated softwood in
readiness for site finishing. The windows and doors are double
glazed with storm hinges and 2 point espagnolette locking
mechanism.

Timber reveals and architraves to inside face of
window including fixings. (Optional Finishing
Pack).
Roof Lights
Site Fabricated Internal Non Load bearing Walls
-
All internal walls are designed as non-load bearing. This
enables the location and design of the internal wall layout to
be completely flexible as no element of the structure relies
upon them for support.

Internal non-load bearing walls are
site constructed using the materials supplied. Comprising,
impregnated timber studs, fixings, etc.

Acoustic insulation.

Internal doors are timber framed, ledged and

Sun decks are
constructed with the same quality of structural components as
the main unit.

Staircases. (Two storey designs only)

All
staircases are constructed in accordance with the building
regulations. Staircases are formed from Parana Pine strings,
treads, square balusters and nosing. MDF winders and pine
faced risers. Handrails and newels formed from Hemlock.
